This study examines the operational complexity behind producing a clean, insurable title, focusing on the extensive search, examination, and curative work required before a real estate transaction can close. Using survey data from title professionals across 47 states, it highlights the time, expertise, and coordination needed to identify risks, resolve title defects, prevent fraud, and protect buyers and lenders.

More Than Pushing a Button:
Estimating the Time and Complexity of Clearing Title

The objective of this study is an attempt to quantify the amount of work that goes into completing a residential title policy by looking at the various time components staff spend on each of the basic functions related to producing a title product. The data from this study will support efforts to promote the value of curative efforts performed by land title insurance and settlement services professionals.
